£55,000 to £62,500 plus Car Allowance

Recruit12 Construction has a fantastic opportunity for an enthusiastic Contracts Manager to join a main contractor within the operations team, reporting to the Operations Director where you will ensure the efficient running of the contracts by effectively managing programming, commercial aspects and all resources associated with the projects, and to ensure that a quality service is provided to the customer.

The role will also oversee the development of high-impact contractual strategies that match our ambitious growth plans through negotiating contracts and negotiating the most cost-efficient deals without compromising on quality.

You will ensure that project deadlines are met, and relay important project information as needed.

To be successful as the Contracts Manager, you should demonstrate exceptional skills and talent in delivering construction projects and providing leadership and management appropriately to complete projects on time and on budget.

A comprehensive knowledge of Construction Methods is essential.

Top three goals

  1. Deliver all projects on time and to budget
  2. Ensure Gross Profit is maintained or improved from the Budget Estimate
  3. Ensure Contracts are administered correctly to reduce contractual, commercial, and financial risk

 As a Contracts Manager your responsibilities will include the following:

  • Make sure that contracts are fully compliant with health and safety, quality, and environmental legislation as well as compliant with the companies policies and procedures
  • Liaise and develop the relationship with the customer and the customer representatives
  • Monitor progress against the works programme and manage the impact of additional work or delays
  • Monitor progress of construction to ensure the finished works are correct to the agreed specification
  • Ensure the most effective and efficient use of resources on the contract and any subsequent recovery
  • Optimise financial opportunities in all areas
  • Manage expenditure against allowances and report on each project
  • Produce and implement a target programme to improve completion and commercial opportunity wherever possible
  • Manage, Monitor and Support the site teams
  • Manage all appointed Sub-Contractors and/or Labour Only Contractors
  • People Management
  • Lead, manage, train, develop and reward direct reporting staff according to company procedures, policy and employment law maintaining a highly effective and motivated team to achieve profitability and revenue targets
  • Ensure that all personnel issues including recruitment, disciplinary procedures and personal development are effectively implemented to meet department and corporate objectives
  • Set targets and Standards of Performance for the teams and put processes in place to monitor and review; acting when targets are failing
  • Key to success is administering and supervising contracts with subcontractors, vendors, suppliers, and customers to maximising efficiency and effectiveness
  • The Contracts Managers core responsibility is to ensure that where needed contracts for services and products are in place for every project and that they are adhered to
  • They are responsible for identifying potential supplier sources, conducting interviews with potential vendors, negotiating favourable supplier agreements, and managing supplier and vendor contracts.
  • They will also spend a good part of their time developing and implementing the company’s policies and procedures.
  • Co-ordinating with the Sales Team on new and upcoming projects so that they are scheduled well in advance to optimise best procurement practice
  • Reporting any concerns that might negatively impact projected cost and time estimates

To be successful as a Contracts Manager, you must have:

  • Monitor costs and gross profit margins
  • Tracking progress
  • Assess client satisfaction
  • Compare performance across projects
  • Full driving license, preferably clean
  • Bachelor's degree in construction management, civil engineering, quantity surveying or similar
  • Project Management Certification would be preferred
  • A minimum of 10+ years of experience in construction for a Contractor
  • A clear understanding of and capable of administering JCT & NEC Contracts
  • Proven Strong research skills and an in-depth understanding of financial analytics and legal agreements
  • A proven track record of leading negotiations and securing the very best deals
  • Experience of building strong relationships with clients and external contacts to encourage future working
  • Proven awareness and experience of what is happening in the industry, actively looking for new opportunities to win new work – attending networking or corporate events as appropriate
  • An excellent working knowledge and understanding of construction and issues such as building regulations and planning
  • Proven experience in setting, managing, and changing budgets in line with business needs
  • Proven track record of driving continuous quality improvements.
  • Clear evidence of the ability to research, interpret and summarise complex information in a way that is relevant and easily understood both orally and in writing to a variety of audiences
  • Proven experience working to and achieving tight deadlines in high pressure situations
  • Clear understanding of construction methods and technology
